![]() Introduction: Getting Back to Basics ... The housing and mortgage lending markets have been in a state of flux for several years now ... and especially since early 2009, both markets seem to have been shaken up more than ever. To further complicate matters, laws regarding credit and mortgage lending have changed abruptly, and so have the qualifications for homebuying programs. These abrupt changes have caused a lot of confusion for people, and these changes are confusing to us as well. We originally launched this housing section to make it less confusing for people to find appropriate housing to suit their needs and also to find available financing programs to help them pay for the housing of their dreams. But now, because of all the drastic changes mentioned above , things are really "up in the air"! As a result, all the Staff here at BFC feel the need to completely re-research the housing and financing protocols presented in this section ... and this research will take time! So, while we're figuring this whole mess out, let's discuss and analyze two basic civil rights laws that govern housing and lending in the United States right now. These laws haven't changed; in fact they have been expanded over the years to include many more classes of consumers! Two different Federal Laws deal with discrimination in both housing and lending: The Fair Housing Act, and the Equal Credit Opportunity Act. These two civil rights laws prohibit discrimination on the basis of race. color, national origin, religion, sex, marital status, or disability. In some States and municipalities, additional provisions of State and local laws extend these protections to "seniors" as well as other "protected classes" of consumers.
